Here at Second Act Land Company, we want to make the land buying process as easy and affordable as possible. Below are our terms for both financing and cash purchases. However, we want everyone to have the opportunity to purchase their piece of America, so we will do our best to work with you to fit your budget.

Financing

Many buyers opt to make their land purchase over time. Second Act Land Company offers flexible financing terms to meet your needs.

  1. To begin the process of selling you a great parcel of land, a $249 document processing fee is collected via credit card, direct ACH wire payment or bank check by priority mail.
  2. Once the document fee is received, we create a Promissory Note, a Land Contract and a Purchase Contract.
  3. These documents are emailed to you for review.
  4. If everything is in order, you will sign these documents through an electronic signing service called SignNow. If you are unable to review and sign these documents electronically, we can send everything by mail. This will, however, delay the sales process.
  5. When the documents are signed, your down payment is due. This amount will have been agreed upon by both parties prior to signing any documents. Payment can be made via credit card, direct ACH wire payment or bank check by priority mail.
  6. Your monthly payments will begin approximately 30 days after receipt of your down payment. The monthly payment consists of the agreed upon monthly purchase price, a $10 note servicing fee, 1/12th of the yearly property taxes and any other fees specific to that parcel, if any, such as POA/HOA fees, city/county utility or assessment fees.
  7. Once your balance is paid in full, we will create a Warranty Deed and deed the property to you. This process will be completed within 30 days.
  8. You can make payments however you like within our terms, though we recommend that you set up an account with geekpay.io. This software allows you to view your loan documents, see your amortization schedule, make your payments and keep track of where you are in the purchase process.

Cash Purchase

If you want instant gratification, buying land with a one time payment is the way to go.

  1. As with the financing process, we collect a $249 document processing fee via credit card, direct ACH wire payment or bank check by priority mail.
  2. Once the document fee is received, we create a Promissory Note, a Land Contract and a Purchase Contract.
  3. These documents are emailed to you for review.
  4. If everything is in order, you will sign these documents through an electronic signing service called SignNow. If you are unable to review and sign these documents electronically, we can send everything by mail. This will, however, delay the sales process.
  5. Once we’ve received the signed documents, we create a new deed and have it notarized. We then provide you with proof that this has been completed.
  6. At this time, the agreed upon purchase price is due. Payment can be made via direct ACH wire payment, bank check by priority mail or credit card.
  7. When payment has been received, we send the deed, electronically when possible, to the county for processing.
  8. Once the deed is recorded, we will send you a closing packet by both email and mail.
